Nicole Hartschuh's mailing campaign blends tradition and innovation, securing listings and community trust through thoughtful design.
When Danberry Agent Nicole Hartschuh moved into a new neighborhood, she faced a unique marketing challenge: establishing herself as a trusted local expert while honoring the legacy of a retiring agent whose clients were accustomed to receiving regular neighborhood newsletters. Nicole wanted a mailing piece that would feel both familiar and fresh—one that paid homage to the agent before her, while providing genuine value to her community and avoiding the fate of so many mailers that go straight to the trash. Our team collaborated with Nicole to design a thoughtful, ongoing Neighborhood Mailing Campaign that blended strategy, design, and storytelling. The centerpiece of the campaign includes two large 4-page 8.5x11 mailers released annually—timed with the start and close of the spring/summer real estate market. Each issue highlights relevant local insights, market trends, and homeowner tips in a clean, approachable layout that reflects Nicole’s personal brand. Between the larger editions, monthly postcard-sized mailings maintain consistency and visibility. These feature quick updates on sold properties, neighborhood events, seasonal resources, and other hyperlocal content that keeps Nicole top of mind without overwhelming recipients. The results speak for themselves—Nicole has received numerous compliments from neighbors on the modern, simple design and the genuinely useful information within. Even more notably, she secured multiple listings directly from her first large mailer, proving the power of intentional, well-crafted neighborhood marketing. With strong engagement and measurable results, Nicole plans to continue and expand this campaign into the 2026 calendar year, further solidifying her presence and relationships within the community she now calls home.
